State of the roof
One of the top four concerns for a buyer is the status of the room. While tiles can be replaced, other issues like leaks from the roof can become an expensive job to do. Do not forget to check also downpipes and gutters.
Insulation
While insulation is a common survey issue, it can be of major interest to a prospective buyer. A better-insulated home means saving energy costs and having warmer rooms. Luckily, the insulation material is quite cheap and installing it on walls will not require much time. For an insulated floor, instead, consider a longer installation time but major savings on your bills.
Structural issues
Structural movements can seem very dangerous, however, most of the time they do not compromise the stability of the house. If, however, the surveyor finds cracks are wider than 10mm it could indicate a dangerous situation. A full investigation will be necessary to identify the cause of the cracks and make sure the structure of the house is safe.
Damp
Last but not least, dampness is a common issue, especially in older homes. This issue can be easy to fix, especially if we talk about small surfaces. If the damp area is wider, the job could be expensive, especially if it involves the substitution of entires walls. Moreover, it will be important to determine the cause and find a permanent solution for the future.
